That is all of the rates and down payments and everything that is not only going to affect you at the closing, but will be reflected in your monthly payment for the life of the loan. This is especially confusing for the first-time homebuyer. This is why working with a loan officer you trust is important. Your Realtor will likely have a recommendation or two, but feel free to shop around.

Be prepared

Buying a home is not an overnight process, especially right now. In fact, there are often delays or hold-ups that can push a closing out weeks or even months. Knowing this can save you stress and aggravation. 

One example is when you must be out of your current living situation on a certain date, and any delays with getting into a new home can be a major issue. It is good to have a plan in place if this happens, such as finding a rental property for the brief waiting period.
