Real Estate Tip of the Week: Ask Your Agent These Questions When Seeing a Home

When you’re shopping around for a home, it’s important that you understand as much information of the home’s history as you can before you put in the offer and head to closing.

But what questions do you ask?

How long has the seller lived in the home?

Understanding how long the seller lived in the home can tell you a good deal about the neighborhood. Can they not stand the neighborhood? Did they live in the home for a decade because of how great their neighbors were, and now they’re just on to their next chapter? If you’re lucky enough to know the seller’s motivations for moving, you can better prepare yourself for what you might be signing up for.

How is the neighborhood market?

Be sure to ask your agent about the real estate market neighborhood you’re viewing. It’s a good way to see if there’s any concern that may decrease desirability in the neighborhood.

Are there any seller disclosures?

If there are any potential problems with the home, be sure to ask your agent for the seller’s disclosures. Legally, the seller has to do this anyway. It’s good for you to know what’s going on with the home and what state it’s in.

How long has the home been on the market and when do the sellers have to move out?

By asking your agent how long the home has been on the market, you can get a better understanding of the current owner and possibly why others haven’t jumped on the home.

Are the sellers trying to move out as quickly as possible? Do you have wiggle room at closing? More time means more of an allowance for home inspections.

How much are the property tax and utility bills?

Obviously, planning to be a homeowner means planning to make a budget. Asking this question helps ensure that you have the room to afford your mortgage.

These are only just a few suggestions of questions to ask your real estate agent. Each home buyer is going to have a different set of wants and needs. Another great tip would be writing down your list of questions before attending the showing, so that way you make sure all of your important questions get answered!
